01Advisory Services

Clear thinking for complex decisions.

I help organizations understand complex challenges, identify opportunities, and develop practical solutions — combining research, business strategy, operational experience, and data science. Every engagement is scoped in writing, with defined deliverables.

Who this is for

Organizations facing a decision that deserves evidence

Teams, founders, and organizations that need a clearer view of a market, an operation, a product opportunity, or their own data. Real estate, housing, and PropTech are a particular strength — drawing on hands-on experience across brokerage, property management, leasing, mortgage lending, and housing operations — but the methods apply well beyond them.

The work follows the same standards as the published research on this site: sources are named, methods are documented, and limitations are stated rather than buried.

  • You are weighing a new market, segment, or service and need an evidence-based view before committing resources.

Typical deliverables

  • Market or competitive landscape brief
  • Competitor comparison matrix
  • Source register: datasets, coverage, and limitations
  • Charts and data tables ready for internal presentations

Final deliverables are agreed in the written scope for each engagement.

Problems addressed

  • Growth, a new service line, or changing conditions call for a clearer plan and priorities.

Typical deliverables

  • Current-state workflow map
  • Opportunity and risk assessment
  • Options memo with trade-offs
  • Phased implementation roadmap

Final deliverables are agreed in the written scope for each engagement.

Problems addressed

  • Data sits across spreadsheets or systems but is not answering the questions that matter.

  • Handoff documentation and walkthrough

Final deliverables are agreed in the written scope for each engagement.

How engagements work

  1. Step 1

    Introductory conversation

A short call to understand the question, timeline, and whether the work is a good fit.

  2. Step 2

    Written scope

A written proposal covering questions, deliverables, timeline, and fees. Work begins only after scope and terms are agreed in writing.

  3. Step 3

    Work in checkpoints

Regular check-ins with interim findings, so direction can be adjusted early.

  4. Step 4

    Delivery and handoff

Final deliverables with sources, methods, and limitations documented.

Submitting an inquiry does not create a client or advisory relationship. The scope, fees, and contracting party for any engagement are set out in a written agreement before work begins. Advisory work does not include legal, tax, accounting, or investment advice, or real estate brokerage representation.
